El Medio
A neighborhood with deep roots.
El Medio includes approximately 750 lots on the bluffs overlooking the Pacific Ocean.
Located between Temescal Canyon, Palisades High School, Topanga State Park and the ocean, the neighborhood originated as the Las Pulgas tract in 1924. Its curving streets and pocket parks evolved from modest 1930s cabins and bungalows into a close-knit coastal neighborhood.
The January 2025 fires destroyed or catastrophically damaged an estimated 70% to 90% of homes in the neighborhood. Today, residents are rebuilding with resolve, care and a shared commitment to a safer future.

From Bienveneda to Temescal.
PPCC describes Area 4 as the area north and south of Sunset Boulevard from Bienveneda Avenue to Temescal Canyon Road, including the Palisades Bowl and Tahitian Terrace mobile home parks, Palisades Charter High School and the westerly portion of Temescal Canyon Park.
